El Diseño Sísmico Basado en Desempeño (DSBD) se hizo presente de forma concreta en el diseño estructural chileno mediante un documento con recomendaciones publicado por ACHISINA en 2017. El DSBD requiere modelos no lineales para evaluar el desempeño sísmico de un edificio. Un nuevo enfoque de modelación no lineal de muros de hormigón armado llamado Beam-Truss Model (BTM) ha sido desarrollado en la última década y ha mostrado un buen ajuste en la simulación de ensayos experimentales. El objetivo principal de este estudio es evaluar la factibilidad del uso del BTM para la aplicación del DSBD. El segundo objetivo es comparar la respuesta sísmica de un edificio estructurado con muros T con la respuesta sísmica de un edificio con muros rectangulares. La hipótesis principal es que el uso del BTM permitirá realizar análisis no lineales de edificios de hormigón armado, con dificultad moderada y tiempo acotado para evaluar desempeño sísmico. El enfoque BTM se validó mediante la simulación de ensayos experimentales de un muro T y un muro rectangular. La evaluación de la factibilidad del BTM se realizó considerando un modelo numérico no lineal tridimensional de ambos edificios de estudio. Estos edificios se diseñaron usando la normativa chilena vigente y se sometieron a análisis estáticos no lineales utilizando el programa computacional Opensees. Se concluye que el BTM es un enfoque que tiene dificultades de convergencia, lo que complica su aplicación práctica. Para el modelo 3D del muro WSH6 y el muro TW2 se obtuvo convergencia en solo 17% y 6% de los análisis, respectivamente. De los resultados del análisis estático no lineal se concluye que la distribución del esfuerzo de corte entre los muros, la variación de la carga axial y el modo de falla es diferente para el edificio estructurado con muros T y el estructurado con muros rectangulares.
