Esta obra está calcada na análise da dialética entre a preservação do patrimônio cultural e a refuncionalização turística de um centro urbano de uma pequena cidade brasileira. O autor analisa as consequências do processo de patrimonialização de São Luiz do Paraitinga, que desencadeou uma série de intervenções no espaço urbano local para adaptá-lo à atividade turística. Esta obra oferece uma leitura crítica propositiva da gestão territorial de uma cidade em processo de refuncionalização turística ancorada no uso do patrimônio cultural, e mostra que, nos moldes atuais, tombar o patrimônio não significa, necessariamente, preservá-lo, na medida em que a preservação é submetida à lógica do mercado turístico. A obra revela que as atividades turísticas na referida cidade não conseguiram até o momento gerar uma dinâmica mais efetiva à economia local, e que tem colocado em risco a preservação de seu patrimônio, negligenciando a preservação enquanto prática da cidadania e ferramenta para a preservação da identidade, da memória e da história do lugar.
