My project is a mixed-use building in the Third Ward, one of the most rapidly developing sections of uptown Charlotte, North Carolina. The program includes office and residential components over ground level retail. It is directly adjacent to two of the most significant developments on the horizon for the Third Ward, namely a new baseball park for the minor-league class AAA Charlotte Knights and an urban city park. These projects have spurred or encouraged other large-scale developments in the area, yet site at the corner, across the street from these coming attractions, is vacant. The purpose of my design is to contribute a mix of uses that will complement the park and ballpark and bring people to, and keep them in, Third Ward throughout the day, not just on game days but all year. In connection with the mixed-use mid-rise tower, an area master plan was created to integrate the neighborhood with the parks and plan the surrounding district for appropriate development.

The city of Charlotte is at a crossroads of urban development. There is a new cultural desire to redevelop parts of the uptown district in order to make them more attractive places to live. The problem for the city now is to determine how best to accommodate this new interest in urban life. Should the city leaders sit back and allow developers to decide the fate of uptown, or should there be a more active approach in deciding how the reconstruction of the urban fabric takes place. This thesis will take the stance that there should be an active approach to how the center of Charlotte develops over the next several years. Through an investigation of typology a beneficial solution to the problem of urban redevelopment in Charlotte will result in a development code that will enable the city to set forth parameters that must be acknowledged in the development of any parcel with in the uptown district. The overriding goal is to create an urban living environment that is acceptable and capable of creating an identity through architectural form where there is not already a coherent architectural or civic identity.
