El presente tratado desarrolla, en forma sucesiva, el tratamiento de los aspectos cognoscitivos, prácticos y productivos implicados por el habitar. Esto corresponde a la estructura intrínseca de una materia que implica, primero una conducta que hay que observar e interpretar; segundo, una práctica social con señalados aspectos éticos y políticos y, por último, un conjunto estructurado de modos sociales de producción. Estos tres aspectos suponen, entonces, un abordaje con pretensiones de integralidad teórica. Con mucho, el conjunto de aspectos cognoscitivos es el más desarrollado. Abarca un marco epistemológico, un conjunto discreto de categorías fundamentales que culminan en una tentativa de protocolo de observación e interpretación que se aplica a los ámbitos domésticos y a otros ámbitos de diversa naturaleza que se aúnan en un análisis comprensivo de su carácter común de lugares habitados. El repaso de los ámbitos domésticos se ilustra con un ejemplo histórico en donde se condensa lo esencial del asedio cognoscitivo. La teoría de ahonda y pormenoriza en distintos aspectos de la arquitectura del lugar y su estructura fundamental. Estos extremos muestran cómo se acaban, en la actualidad y desde este punto de vista, los principales extremos cognoscitivos disponibles. Se incorpora, fruto del análisis entablado entre los conceptos de habitar y vida, el tratamiento de la cuestión ambiental, que ofrece aspectos singularmente interesantes. Los aspectos ético-políticos abarcan el análisis del habitar en tanto práctica social. A la reconsideración de la arquitectura como actividad social de producción se sigue con el examen de las prácticas sociales del habitar como manifestaciones de un ethos humano trascendente. En lo que toca a los términos políticos, se reconsidera críticamente tanto el "problema de la vivienda de interés social" como el derecho a la vivienda. Por su parte, los aspectos productivos comprenden el examen de la producción social del hábitat, la observación y caracterización de los diferentes agentes productivos, así como el análisis de los diferentes modos de proyectos sociales del habitar. A estos tratamientos se agrega un estudio particular de la estética del habitar. El tratamiento de la producción del habitar se cierra con el perfilado de una demanda de estudios históricos sociales al respecto. El tratado se cierra con el perfilado prospectivo de los desarrollos futuros. Al menos surgen allí dos perspectivas principales: por un lado, la revisión ideológica que promueve la Teoría del Habitar en el seno del ejercicio profesional de la arquitectura y por otro, las eventuales implementaciones cognoscitivas, prácticas y productivas de esta Teoría en el futuro relativamente previsible.
