Utilizou-se um método com o intuito de avaliar os empreendimentos imobiliários antes de qualquer investimento de capital no negócio. Esta metodologia foi baseada na Teoria das Opções Reais (TOR), onde as flexibilidades gerenciais propostas foram avaliadas para verificar se seriam favoráveis ou desfavoráveis à lucratividade do empreendimento. Com os resultados dos fluxos de caixas e cenários montados torna-se simples a tomada de decisão para os investimentos ofertados, podendo, então, decidir entre as opções de espera, expansão, conversão, saída ou aprendizado. Foram criados 47 cenários e fluxos de caixa para 5 empreendimentos, com o objetivo de ajustar e validar a metodologia. Os resultados das análises apresentaram ganhos financeiros efetivos, através do VPLexpandido(TOR) frente ao VPL convencional, chegaram a representar de 2% a 9% de incremento no VPL convencional, aumentando seu valor agregado para a gestão do negócio.Com este método é possível a definição por parte dos investidores imobiliários de, além de investir ou não em um novo negócio ou em um mix de negócios, também planejar algumas estratégias de flexibilidades gerenciais a serem aplicadas no decorrer do empreendimento que trarão mais dividendos para seus investimentos. Definir metas e objetivos para os gestores e avaliar se estão sendo cumpridos de forma eficiente.
