Buy bank-owned properties at fire-sale prices! Banks and lending institutions today own more than one million foreclosed properties, more are in the foreclosure pipeline. Banks desperately want to get these properties off their balance sheets, but there aren't enough buyers. The result is a soft real estate market with prices investors and homeowners may not see again in their lifetime. In recent years many bargain-hunting investors and homebuyers made the mistake of trying to get foreclosure prices via short sales and pre-foreclosure-- before the bank reclaimed the property. They've been burned by endless delays and uncertainty of the messy foreclosure process. With bank-owned properties, that's over. You deal directly with a motivated seller—the bank—and get the foreclosure price without the hassles and complexity of a short sale or pre-foreclosure. This book shows you how to negotiate the best possible terms with the real estate owned (or REO) department of a bank or lender, including step-by-step instructions and no-nonsense advice on finding great deals, estimating fair market value, and closing the deal. You don't need a ton of cash, because REO investing at fire-sale prices is affordable for almost any investor or homebuyer. Provides detailed, step-based guidance on buying REO properties Written by a super-successful REO investor with fifteen years of experience

Book Description
Central America is as different as the readers of this book. The region is an absolute paradox. It may be all that you imagine, but surprisingly, it is much more than one could ever embrace. It is more than the long and winding territory that connects North and South America. To the typical North American, the area conjures up vivid and varied images. On the geographical side, a mountainous area with volcanoes, colonial cities, jungles, and, of course, bananas and coffee. On the political front, turmoil, dictatorships and instability. On the economic front, rich versus poor, agriculture-based economies, and sweatshops where United States garments are manufactured and exported. It is a complex and fascinating place, home to 41 million people with a total gross domestic product of about $88 billion. How do you begin to categorize such a dramatic and extraordinary For starters, this region geographically encompasses seven countries: Belize, Costa Rica, El Salvador, Guatemala, Honduras, Nicaragua and Panama. These countries have many mysterious cities and fascinating destinations that you could only hope to place them on the map in your mind.

Book Description
Inside the experiences of immigrants from Latin America and the Caribbean Latino Orlando portrays the experiences of first- and second-generation immigrants who have come to the Orlando metropolitan area from Puerto Rico, Cuba, Mexico, Venezuela, Colombia, and other Latin American countries. While much research on immigration focuses on urban destinations, Simone Delerme delves into a middle- and upper-class suburban context, highlighting the profound demographic and cultural transformation of an overlooked immigrant hub. Drawing on interviews, observations, fieldwork, census data, and traditional and new media, Delerme reveals the important role of real estate developers in attracting Puerto Ricans—some of the first Spanish-speaking immigrants in the region—to Central Florida in the 1970s. She traces how language became a way of racializing and segregating Latino communities, leading to the growth of suburban ethnic enclaves. She documents not only the tensions between Latinos and non-Latinos, but also the class-based distinctions that cause dissent within the Latino population. Arguing that Latino migrants are complicating racial categorizations and challenging the deep-rooted Black-white binary that has long prevailed in the American South, Latino Orlando breaks down stereotypes of neighborhood decline and urban poverty and illustrates the diversity of Latinos in the region. A volume in the series Southern Dissent, edited by Stanley Harrold and Randall M. Miller

Book Description
The University of Central Florida has stood at the edges of Orlando for 40 years, a major institution of research, culture, education, and professional development stitched into the fabric of one of the nation's most dynamic and influential metropolitan areas. Conceived in 1963, at the height of America's fascination with the space program and less than an hour from Florida's Space Coast, the school began as Florida Technological University, a vast and remote tract of wild palmettos and swampland that held the promise of a cutting-edge "Space University." But 1963 was the same year that Walt Disney made his fateful fly over Central Florida and chose the location for Walt Disney World, a decision that would ultimately transform the entire region. Florida Tech found itself growing along with the surrounding community in size, prominence, and power into a diverse institution that no one in those early years could have envisioned. Renamed the University of Central Florida in 1979 to better reflect its broad curriculum and its strong marriage with the region, the school has blossomed into the prototype for the modern metropolitan university.
