Únicamente en ocasiones, esta realidad físico-topográfica es el reflejo del acuerdo de los colindantes y casi nunca refleja las limitaciones legales propias de la normativa a la que está sujeta. Cuando a la realidad físico-topográfica se le añade el acuerdo entre colindantes y el cumplimiento de las limitaciones legales, podemos hablar de los Límites Legales de la Propiedad.La delimitación inmobiliaria siempre discurre por dos posibles escenarios: el escenario no contencioso de la seguridad jurídica preventiva y el escenario contencioso, en el que, una vez producido el conflicto, se litiga por la protección de los derechos reales.
