Excerpt from Public Benefits The Midtown Cultural District (MCD) Zoning is a blueprint for growth in downtown Boston. The Boston Redevelopment Authority has worked with many civic and neighborhood groups and individuals to develop urban design guidelines, uses, and amenities for the area that "ensure that future growth in Midtown Boston is managed in a way that protects the area's resources." The zoning for the Midtown Cultural District also ensures the: creation of cultural facilities construction of child care facilities preservation of historic buildings protection of public open space improvement of the local transportation system creation of neighborhood business opportunities construction of affordable housing and availability of new job training programs In order to meet the objectives of the MCD Zoning, the Commonwealth Center team has conducted a rigorous design and program review over the past year. Since the beginning of the review process, the height, density, and mass of the project were reduced, the setback along Washington Street was increased, the existing streetwalls were maintained, through-block walkway connections were created, the historic context of the area was reinforced. Potential project wind and shadow impacts have been greatly decreased by reductions in the overall massing. The result of the design review is a project that respects historic structures and public open space. Commonwealth Center will be one of the first major real estate development projects in the new Midtown Cultural District.
