Book Description
Research Paper (postgraduate) from the year 2016 in the subject Art - Architecture / History of Construction, grade: 2.5, Indian Institute of Engineering Science and Technology, Shibpur (Indian Institute of Engineering Science and Technology), language: English, abstract: Organized retail formats are growing twice as fast as their traditional counterparts. But, in spite of that, the mall management is concerned about the rising rate of vacancy leading to economic unsustainability. The reason for high mall vacancy rates can be ascribed to faulty tenant placement and irrational rental plan. Existing studies on the tenant-mix-decisions focus more on inter store externality and not on the spatial logic. Moreover, normal industry practice follows rule-of-thumb instead of any scientific approach. A bid-rent model for profit maximization of individual stores is solved to identify the relationship between area allocation and rental decision with the customer density at that point. The customer density in turn depends on the accessibility and explained through visibility graph analysis and agent based simulation. The findings support the superiority of configurational characteristic over metric distances. A model for profit maximization of the entire shopping mall is proposed to explain the tenanting, rental and anchor rent subsidization decisions based on logic of spatial configuration. Space planning, in this way, can be considered as a tool for strategic decision making instead of an accommodator of functions.

Book Description
Challenging existing assumptions about how our towns and cities are structured and formed, Julian Hart provides an engaging and thought-provoking alternative theory of urban design. This is not urban design in the sense of the practice of design; rather it is a theory of the form of the town at all scales - why towns and cities happen to be structured the way they are as a result of the social, political, legal and (especially) economic forces that create them. The shape of the city at every scale, from the internal configuration of dwellings all the way up to the superstructure of the whole city, can be seen to arise from the interplay between three antagonistic socio-economic tensions. In going about our daily business and in championing particular political objectives, we collectively fashion our cities in terms of their structure and form. This leads to various new ways of understanding how and why our cities so happen to be configured the way they are. The book makes a step change from any other comparable studies by understanding our towns and cities in terms of function in form. This helps us to appreciate why every town is a recognisable town, wherever it is. Different urban environments in different parts of the world, past and present, can come to be seen according to their similarities instead of their differences. Furthermore, by appreciating how the economic influences of everyday life structure our towns and cities, we can in turn begin to understand better how the shape of towns and cities affects the quality of life of inhabitants and the cohesiveness of communities. In covering all scales from inside the home to macrostructure of the city, the book encapsulates urban design through to town planning and does not seek to distinguish between the various design disciplines.

Book Description
This book seeks to fill the information gap on a key emerging real estate market and demystify the perception that the market in Ghana and indeed, across sub-Saharan Africa is opaque. Drawing on decades of experience from within the market, the author presents a detailed examination of the real estate market in Ghana and its existing regulatory framework. In doing so, he provides a justification for its relevance in the subregion. It focuses on seven thematic areas – land administration, legal perspectives, market dynamics, investment potentials, market competitiveness, valuation and compensation. This book will be a useful resource for students, academia, practitioners, real estate developers, investors and professional advisors such as valuers, surveyors, lawyers, accountants, bankers, architects, planners and engineers. An important feature of this book is the way in which chapters are self-contained, and yet follow logically one from another. With this approach, readers can choose a reading path appropriate to their own specific needs without a loss of continuity.

Book Description
Traditional shops are facing challenging and unprecedented times. Future-Ready Retail explains how changing consumer needs, the impact of digital and the issues around health, wellness and distancing have transformed retail and provides compelling solutions to help reimagine the high street and out-of-town malls. Conventional high streets, shopping arcades and retail malls throughout the world no longer attract the crowds needed to sustain them as successful commercial spaces. Suffering from the effects of online shopping, changing consumer attitudes and expectations, and the legacy impact of social distancing, there's a sense of urgency and the need to address the decline in physical retail. Future-Ready Retail provides in-depth analysis of how consumers, health, data and new technologies will continue irreversibly to shake up physical shops and permanently shape the future of traditional retail. Arguing that to be future-ready, retail needs to be driven by people and places, not solely real estate, the book explains how brands can develop strategies to create shops whose main purpose is to recruit, retain and delight customers. Featuring case studies from successful global brand, retail futurist and designer Ibrahim Ibrahim identifies key retail-cultural trends, shows why it's important to make retail space physically smarter and how to use touch points such as social, website and apps alongside the physical space, to achieve a seamless, enjoyable and profitable retail experience.
