Documenting the history of the land in which the former Cleveland Trust Company complex stands, the author discusses the early history of the bank, how it came to the original property at the corner of Euclid Avenue and East Ninth Street and its growth to encompass the entire city block. Also documented are the structures that were built on the land showing the evolution of the city from an isolated outpost to a thriving industrial city including the changes in the downtown area from woodlands to residential to mercantile and financial and to modern cityscape. This evolution of the city from mercantile and financial to modern city is evident in the makeup of the complex which contains structures from 1908, 1910, 1971, 1973 and 2014 with architectural styles including Beaux Arts and Mid-Century Modern by renowned architects George B. Post & Sons and Marcel Breuer. After the folding of the company in 1991 and the subsequent vacating of the buildings, Breuer's Brutalist-style tower became the center of debate when the Cuyahoga County Commissioners purchased the complex and looked to demolish most of it in favor of a new County Administration Building. Behind the scenes of this saga was another involving corruption at the County level with a County Commissioner eventually being found guilty and sent to prison. Though coming close to being torn down, the tower was ultimately saved and became part of a two-year $260+ million mixed-use adaptive reuse and new construction project. The ability of the developers to complete this project was largely due to the use of federal, state and local tax credit programs. The result was the creation of commercial/office space, retail, market rate and affordable housing and a hotel. The adaptive reuse of Post's Rotunda into a grocery store has established a long-needed amenity to the downtown area and introduced a new destination for heritage tourism. Also discussed are potential suggestions for cities to proactively identify and adapt culturally and architecturally significant structures which can be used to anchor redevelopment in their own areas of the community.
