This paper examines the impact of real estate prices on firm capital structure decisions. For a typical US listed company, a one standard deviation increase in predicted value of firm pledgeable collateral translates into a 3 percentage points increase in firm market leverage ratio. The identification strategy employs a triple interaction of MSA level land supply elasticity, real estate prices and a measure of a firm's real estate holdings as an exogenous source of variation in firm collateral values. Firms significantly change their debt structure: they increase their bank but also arm's length financing and they decrease more expensive types of debt in response to collateral value appreciation. These results indicate the importance of collateral values in mitigating potential informational imperfections.

It was revealed from the findings that majority of the select variables have significant impact on the capital structure. The study also brings to light the fact that leverage effect is dominant in the stock market. Findings of the present study are useful in gaining valuable insights into the intricacies of capital structure, firm value and leverage effect. The study is useful to finance managers, investors, researchers and also to academicians doing research in the area of corporate finance.

I develop a methodology for the determination of an optimal capital structure in income producing property investment transactions. The analysis of debt as a barrier contingent claim on the property in a discrete setting provides debt, equity and levered firm value, optimal leverage and equilibrium pricing of mortgage debt. The combined value of the options available to fund providers, i.e. default, forced refinancing and prepayment is examined reflecting corporate income tax and bankruptcy costs. The flexibility of the model allows for the consideration of typical elements of real estate financing structures such as periodic principal redemptions and loan to value restrictions.
