This issue has led affected property owners and members of the development industry to question the appropriateness of the present zoning and land uses as they pertain to the study area. Earlier this year, a rezoning application to allow the development of a wider range of commercial uses including professional offices and specialty shops was approved by City Council. This review identifies appropriate zoning which will facilitate a desirable range and distribution of land uses within the study area, taking into account current development potential and the future role of Victoria Avenue East in this portion of the city.
